European Home Ownership Rates & Home Types

Posted by ASVP/ChrisB on 5000 Points
I'm researching the market potential for a garden product.

Propensity to buy is generally much higher among owners rather than renters, and clearly, among owners of houses (with gardens) as opposed to apartments or flats.

To get some approximate idea of the market potential I'm trying to establish the home ownership rates for the following Western European/Scandinavian countries:

Belgium
Germany
Ireland
Luxembourg
Netherlands
Austria
Finland
Denmark
Sweden
Norway
Switzerland
France
Greece
Italy
Portugal
Spain
UK

I also want to know how many of those owned homes are "separate homes" as distinct from medium/high density dwellings like apartments.

I will need to know sources of information to be able to establish their credibility.

Any useful SPECIFIC links or references would be gratefully received. So, please don't suggest somewhere vague like www.census.gov because the problem is finding the specific relevant pages in the time I have available.

Thanks in advance!

ChrisB

Thanks Cheryl, I'll try Harris but suspect it wil be a custom project per country and the client doesn't have that time available. (Or budget at this stage, although they will, later).

Virago - thanks, I'll drop by Melbourne Uni this afternoon and check out their library.

I've suggested www.marketresearch.com to clients previously and they have come up with the goods.
Again, they may only have a per country capabilty, but its worth discussig with them to see what they have!

Might be worth contacting these guys: http://www.properties-in-europe.com/index.php
Or try official stats: http://www.statistics.gov.uk/ (UK) (http://www.statistics.gov.uk/census2001/profiles/commentaries/housing.asp)
I haven't looked around, but other European counties much have stats too!: http://www.lib.berkeley.edu/doemoff/gov_eurogvt.html

    Hi ChrisB,
I don't think I can point you to something that will have everything you need in one spot, but I think I can get you "barking up the right tree"....

With houses come mortgages and the folks that make and ensure loans are going to have the information you need. If you can make a friend at a mortgage or mortgage insurance company (maybe even your own bank does european business?) they are likely to have what you need and would probably share since this isn't really proprietary and you aren't a competitor.

As a start, here are some links I got from our European Mortgate Insurance division that may help:

European Council of Mortgage Lenders (see the statistics tab)
    http://www.cml.org.uk/servlet/dycon/zt-cml/cml/live/en/cml/home

    European Banking Federation (stats tab)
    http://www.fbe.be/Content/Default.asp?

    European Mortgage Federation
    http://www.hypo.org/Content/Default.asp?PageID=5

    Building Society Association
    http://www.bsa.org.uk/

and possibly THE EUROPEAN FEDERATION OF NATIONAL INSURANCE ASSOCIATIONS
    http://www.cea.assur.org/

    Good luck,
    Dan

Try also the Kantar Group, http://www.kantargroup.com/
    - they have a project called Target Group Index which - to my best knowledge - covers home ownership rates.

NB in some markets you may need to contact local partners rather than order the information from HQ.

The advantage is that you can order detailed splits, demographics, income levels etc. along with the basic data, for further analysis.

The cost is small and the data are available instantly.

    Hi ChrisB

I could muster some links for you. Hope they get you some leads!

    http://www.reals.com/international.htm
    http://www.europerealestatedirectory.com/
    http://walkerscott.top-invest.net/

Check this page for a eurostat pdf (8MB)download. You could choose the chapter for your needs.
[inactive link removed] check on any of the 8 chapters in the EuroStat year book- 8MB

Zooming down to garden owners in the various Euro countries is your task. So being in touch with MNC's related to Garden tool /garden furniture / other related manufacturers should help.

If this idea is okay with you then the following could be other sources related to Garden products

    Accessories
    Barbecues
    Fertilizers and Soil Additives
    Garden Shops
    Garden Tools
    Hydroponics
    Landscape Design
    Outdoor Structures
    Patio
    Plants
    Swimming Pools and Spas
    Water Gardens

    Hope these help!!

    Jose

Thanks everyone for your inputs so far.

The most helpful finds to date have been Virago's EU Housing Guide and AndrewS' pointer to the Berkeley library which has links to a range of overseas data sources.

Funny, you think you can speak a few languages until you start trying to read statistical extracts from Government Depts. Fortunately most of the EU countries post in English as well as their own language, but in most cases the English translations are only a subset of the home country language files, Schade...

The Real Estate agency links aren't greatly helpful as mostly they are about buying, selling or renting, not statistical information.

Jose's Eurostat yearbook is a lovely piece of work, unfortunately at very high level so it's difficult to be very precise about much, but it does give loads of useful background info. Talking to MNCs in parallel industries is a god idea, unfortunately many of them may be potential competitors, and the sector we are looking at is terribly underdeveloped, very "cottage industry" still. Hence the global opportunity!

Will keep this question open a couple more days in case anyone else finds something exactly answering the brief.

    Thanks.

I think the world bank might be another source to utilize. They have information on countries world-wide.
    http://www.worldbank.org/data/

Hope this help in your search.

Aria - some great info at the world Bank links, too.

    Thanks.

Thanks everyone, this has been very helpful. Hope now we can move the client on to the next stage where they get budget to perform dedicated in-market territory research.
