How To Market Penthouse Lofts To Rich, Single, Men

I am looking to target middle-aged, successful men as potential homeowners of a new high-rise building in a growing city. Current home buyers include doctors, lobbyists, and even an NBA player. I'm having trouble reaching this audience. Any help would be greatly appreciated!

    Generate attention by going to where middle-aged, successful men hang out -- sponsor something relative to the NBA team, partner/cross market with fitness clubs, executive networking groups or high-end auto dealerships.

    On the PR side, consider lifestyle or architecture reporters for pitching stories about what makes this a must-live location. Is the architecture trendy or are the penthouses older buildings that have been refurbished to their original style? What makes your property different than others, and does it offer amenities that would make it a one-of-a-kind?

    All very good suggestions above - additionally, try high-end mailing lists such as Forbes, Architectural Digest, American Express, etc. and do a very elegant piece with an incentive for these people to visit the place.

    I think there are two possible ways to interpret the difficulties you're experiencing. One is that you don't know how to target or reach them, which the above posters have addressed in terms of partnerships and media placement - all of the above is good information. If your message is already well-placed and you're not getting anyone to bite, then you might have a messaging or positioning issue. In that case, you may want to conduct some market research to identify the main benefits sought by this target market and how you can best position your product to address their needs.

    New, high-rise building in a growing city? Why are you targeting middle-aged males for that? Sounds like you should be going after a YOUNG, HIP demographic instead.

    Why not ask your current home buyers for referrals?

    How did these buyers find out about the lofts? (Do more of the same)

    I agree with one of the other posters. A more mature successful investor probably realized a long time ago that you buy the lan.....not a space in a building. Even if there is a property shortage dynamic in the city you refer to - I would think younger hipper crowd.
