Use the broker on their home page to help you sell your site.

Honestly, their are too many variables to detail in this forum. If you suspect your website is worth $35k, I would pay for a reliable appraisal.

Sedo is pretty reputable. To get you started, here is a link to their appraisal section:
    https://www.sedo.com/us/services/domain-appraisal/

Flippa.com is another reputable source for website sales and appraisals.

In general, websites and domains are valued similar to real estate. It depends on several factors such as:

    - What keywords are present, and how popular they are

    - Length, age, and TLD type (e.g., .com, .biz, .mobi, .me)

    - Where it's been, what has it been used for

    - Recent sales of similar sites

    - Page rank, back links, page/site authority, and various other SEO/SEM measures (SeoMOZ, Majestic, SEMrush, DMOZ, Yahoo, etc.)

    - Income amount, income sources, stability, legality, difficulty

    - And of course, the ever-present variable: what the market is willing to pay on the day you sell it.

Hope this helps and Good luck!

P.s. I went to the link you provided and plugged in one of my domain names, but I left before it was done. It took too long to process and I started getting suspicious.
