what questions do you ask a customer in order to get to know them better; and how to ask them approprietly?

    I like to start off by talking about myself and/or some kind of current event and see if they jump in with comments.

    For example: I may say something like "Whoo, it sure is hot today. Have you been keeping cool? My Jeep has great airconditioning but once I step out into the sun...ouch! Oh well, that's Oklahoma for you! " Usually, somewhere in there, if the person has any personality at all, they will reply in a fashion that opens the door to a conversation about where they live, where they are from, etc. and can give you an idea about their temperament REAL QUICK!

    Of course you don't have to use the weather. It could be anything from traffic, latest movies, local news stories, etc. Just start talking about something other than the house. Once they like you, you can jump into details and selling points.
