Marketing To Renters

Looking for an economical way to get a leads list of Renters or Resident/Occupants in a certain area. I know you can purchase lists from vendors. Just wondering if anyone has found a way to get this type of lead without spending alot of money.

    Hello,

    What is your offer? You are referring to two different lists.

    Resident/occupant lists have no name on them which makes your offer impersonalise. This type of lists runs about $17-$25/M (M = per 1000 names). They do require a min order of 25,000 names or I think $1000.


    Renters: you can get them on a hot line bases. People who have just moved. This type of list runs from:

    3000 names for about $250-$500. it all depends on your selections and if it is a hot line.

    Please keep in mind that you get what you pay for in a list. Cheap list means less data hygiene which translates into undeliverable mail or no response.

    Please provide more detail on your offer and type of business you are in and I will expand on my suggestion.

    A few guerrilla ideas:

    If you've targeted the buildings, then you can send/post a generic message ask the renters to opt-in to your list for the sake of a big upside (a free year of groceries, for example).

    You could bribe/make friends with/co-market with the building manager/owner.

    You could go door-to-door and ask for their names.

    You could visit the mailboxes and record the names on each unit.

    You could visit the parking lots of the buildings, and record the car license plates, running the information through the DMV.

    Another guerrilla tactic would be to approach apartment hunters in your area. I'm not sure if they will sell you a list, but perhaps you could cut a referral deal with agents. That way you only pay for real leads.

    You can also piggy-back on a welcome wagon basket. Of course, then you are only reaching new residents. If you want to reach all residents, you could also try to post on the message boards by mailboxes, advertise in community newsletters, or host a community get-together for larger communities. Some communities who sets up events.

    A lot depends on your business and the demographics you are targeting.

    Okay economical probably cost you less than fifty bucks. Make up a number of tear-off sheets and post in the laundry rooms of local apartment complexes. Most apartment complexes have laundry rooms. Indicate that in exchange for providing the information you are seeking, you will put them into a no questions asked drawing for fifty dollars worth of quarters. Every body who does laundry in an apartment complex is always interested in change. Tell them why you want the information and be as minimalist as possible. I am sure you will get a number of responses in your area. You can do the same thing in local grocery stores. Coop with a pizza delivery place or any number of simple reach out ideas. Hope that helps

    Unaddressed Admail (aka Junk Mail) is an economical way to get your message out to a blanket postal code. The response rate will be low (less than 2% usually) but it's a way to get your message out to all households (renters and resident/occupants) in a geographical area cheaply.

    In terms of cobbling your list together, be aware of privacy legislation before you go and run license plates at the DMV, that might be illegal for Direct Mail purposes.
