    Give people a reason to contact you. You need not to be just "another Realtor", but someone that is known to be exceptional (at negotiation, hard-to-sell-properties, specific areas, etc.).

    One tactic is to do letter box drops in a few streets of your area each week offering free market appraisals. You can say something like; Hi, I'll be in your street next week doing free market appraisals. If you have been wondering what your house is worth in today's market give me a call. It will only take about 5 minutes of your time.
