Your marketing strategy needs to start with a clear definition of your target audience and why they should come to you when they want to buy/sell real estate.

Are you looking mostly at residential or commercial real estate? Are you seeking investors or occupants, or renters/buyers? Are you serving primarily a certain geography? Are you trying to reach out-of-towners moving to your area, or locals?

The more narrow and specific you can be, the better your chances of success, so don't think you're doing yourself any favors by trying to be all things to all prospective clients.

You need to find some compelling reason why someone in your primary target audience should work with you instead of one of the dozens/hundreds of other realtors in your area.

Once you have your positioning down pat, then we can help you with the marketing strategy and plans.

    James,
Did you join with a broker or did you jump out on your own right away?

Basically, you need to work 16 hours per day 6 days a week. If you hang around the office you'll get depressed. The more people you talk to the more you'll learn what people need/want.

I can guarantee that, if you pick an area of your city and knock on every door, you'll get a listing. I'll also guarantee that it is hard work AND everyone in your office will tell you not to do it. It's not the most effective, but it illustrates the fact that talking to people creates business.

By the way, there are some lead generation companies out there, but I won't post them here. You can click on my name and contact me if you want.
