Dear argammal,

You don't say what KIND of real estate you sell: commercial, industrial, houses, apartments, urban, suburban, rural?

But whatever kind it is, consider NOT selling the direct kind of real estate. By this I mean if you're selling houses, STOP SELLING HOUSES and begin selling family homes that make people want to live there. If you're selling commercial real estate STOP SELLING OFFICES and STORES and begin offering great places to do business, great places to BUILD a thriving part of the local economy.

Offer bus trips for groups of buyers to different places for sale.
Let potential buyers know they've got major competition and you'll be able to make use of scarcity.

Throw in lunch to sweeten the deal, and offer giveaways (with
your logo and contact details on them, of course) but get yourself remembered for doing something DIFFERENT and people will begin to talk about you.

If you're offering houses and apartments, take the time to do some staging with rented furniture, plants, and a few pieces of art work and drapery so that buyers are not just looking at empty spaces.

All little things but they'll all do a good deal to get people to THINK about you after their visit to whatever real estate you're selling.
