I am a partner in some small office condominium units, and we've had some success (not as much as we wanted or need) by actually creating a website for the property and laying out all the advantages, features, etc. online.

It's not terribly expensive and certainly can't hurt. You can have pictures of the neighborhood, floor plans, maps, etc. And you can even include your realtor (and ask him/her to pay for part of the website cost).

The advantage of this approach is that if/when a company searches for office space online, you're going to be there with your own site, not just on some realtor's list of all the office space available within 25 miles.

We signed one great tenant that way, so we're encouraged that it might actually be a good approach.

The most visible place to advertise is going to be on the building site. Big banners with a phone number for leasing info is going to be noticed.

Can you focus on an anchor tenant? The right company (or companies) could create the right attraction for other companies to lease in the facility.
