Know-How Exchange : Taglines/Names

I own a 46 unit no frills apartment complex serving workforce housing in Lansing, Michigan. Value and location attract our residents. We have a desirable school district (Waverly) on an undesirable street (also Waverly). There are 12 other complexes in our zip code using the letter W in their names! Our 50 year old complex has no brand identity, even to lifelong residents. We are at a busy intersection, Waverly at Michigan. We are called Waverly Woods West and are frequently mistaken for other very undesirable complexes south of us. Please help me think outside the box!
