What kind of advert? Trade magazine, newspaper, billboard?

Personally, I prefer open questions rather than closed in a headline.

For example, "Why settle for someone elses's building...
...when you could be in your own custom designed premises by this time next year?"

or more simply... "Why settle for a standard building?"

or even: "How much extra is it costing you to work in a building that was not designed specifically for you?"

    Hope that helps.

Sorry, I just have never been a big fan of questions in headlines. Headlines should answer questions (meaning solve problems) and not ask them.

If you are the only company that builds commercial buildings, then your current headline would be good. If not, then you should focus on the issues that matter most to your target audience and the unique value-add that you bring to the solution.

What is most important element of building construction to your potential customers?
    - speed of construction?
    - quality of work?
    - size of company?
    - lowest price?
    - reputation of the builder?
    - ability to do custom construction?

Pick the #1 issue to your buyers and make that a part of your headline. This will help your message have more meaning to your target audience. Here is an example that addresses two of the issue above: "Purpose-built Commercial Buildings On Time and Under Budget"

Tell a story (ideally in your client's voice) about one of your clients that had a building, gradually outgrew it, and needed a customized solution that not only was functional but attractive. Tell how much money they saved, how many more employees they retained, and how many more clients they attracted...
