Ebook Name: Real Estate How To Manual

I need a clever title and tag line for an ebook that I’m writing that tells people how to negotiate how to buy commercial real estate with no-to-little money down and the secrets of how to find these using our strategies.

Essentially they are shown that most commercial mortgages are assumable because there are nasty prepayment penalties that happen if the assets are sold.
I don’t like the word negotiation and we say so in the sales copy. We call this gamesmanship in our club.
The audience is the typical white-haired, angry old Middle American males who buy real estate courses.

    When naming "how to" books the mantra is "keep it simple".

    Your book cover could then be a variation of this image: https://www.dreamstime.com/royalty-free-stock-image-sold-real-estate-sign-i... with the sub-title in the lower part of the sign. Perhaps with a more commercial feel to it. But you get the idea.

    Simple. Concise. Compelling. Visually appealing. Relevant to the audience.

    Just to confirm, this book is negotiation techniques, not "how to". The how to is the next step in the funnel. These are sneaky, filthy, dirty negotiation techniques.

    Do you think that is important to place into the title here?
