Start networking with others. Real Estate Agents are typcially found through references. Start building this network now. You might need to offer a lower commission to get your first clients. Be sure to give them excellent service so they will recommend you.

Start learning your area. Visit homes, study the listings, talk with some successful borkers to se what they do. You need to become the expert in your city.

Thank you for your responses. I am not too familiar with the rental side of real estate. If you have some time, will elaborate on that more or direct me to a source that has information on rentals.

In this market it is short sales and foreclosures and many of the experienced agents are not that keen on doing those. But, if you focus on first time buyers - find them at the high rent apts or at the wedding shows or wherever you can get your name out to them - and you can definitely find them some good deals. Also learn about FHA financing - they can put as little as 3% down for first time buyers. That is where the action is today. Good luck - if you figure it out now - it will be great for you!
