Recorded Information Line For Real Esate Promotion

Hello everyone, Thank you for your help on this issue. I am a real estate agent that is starting a promotion at the beginning of next year. It will consist of my team paying for renters lease termination fee, when they choose to purchase a home through me. My target market is apartment or home renters that are wanting to get out from under their lease, and take the steps towards home ownership.

One major component of this promotion that will be displayed on all advertisements is a 24 hour recorded information line for prospects to call into, get the necessary information about the promotion, and be convinced enough to want to speak with a representative, making the main purpose of the message to get the caller to press one of the prompts to be directly connected with us. The only problem I foresee in this message is people thinking the promotion is too good to be true, or a scam, and be hesitant to responding to the message. This is no scam, and I am wanting the message to be convincing but not sound too good to be true. Below you will find what I have generated thus far. Please give me your reviews on the message and anything you feel should be changed to make it better.

    I don't know about your copy that will cause them to pick up the phone and dial for this message. That's got to be spot-on for their needs: lease - >mortgage, low interest, get out of lease w/o problem.

    As for your offer, "...paying in rent. That I will pay your lease termination fee allowing you to burn..." I'm not a lawyer, but it sounds like the promise is IF you can find a home, then YOU'll pay the fee. There isn't the "catch" that IF you find a home, AND they purchase it through you, THEN you'll pay the fee (and no matter what the fee IS?)

    Another concern - will canceling the lease prematurely hurt my credit? If so, how do you protect it?

    Definately, as Kathleen has said, keep it shorter.

    Reading your original text I felt I had to point a few things out, too. Sadly, I would have hung up at the very first sentence....
    I think you need to avoid putting the focus on yourself, and your promises - and instead shift it to an impersonal state. While some might argue that it's easier to trust an individual than a company name, I would argue that it's easier to trust an established organisation than a single salesman when making important, long term financial decisions. Use words like our, we, us - not my, me and I - and you will become far more credible.

    I'm not sure what the benefit is of this system. I usually see these recorded informational messages when there are too many incoming calls that need to be qualified before time can be given to them. This does not really seem to qualify anyone...are you expecting so many calls that you just can't answer them?

    Already some great comments. I can tell you one thing for certain, people who are NOT interested will not call.

    I think it's a great filter and if the ads are worded properly you'll have success....just put a limit on the number of months you'll pay.

    So you get someone who calls and says they want out with 6 months left. Great...you have a prospect in the early stages with all their contact info.

    I like it!
