Hi There,
I am new to real estate and I noticed that people give GREAT ideas for advertising/marketing on this site. I want to advertise to work with Buyers! Any ideas to what I could use in the paper, webpage etc. I have the standard "Are you looking for a home, call me" I need HELP! Thanks C Davis

    I'm sure you can get great ideas.
    However, no one knows where you are...
    I'm sure you know that the NYC market is different from some locations in California or Miami...
    I would give you completely different ideas for the location you are in.
    And there's also that little thing called "budget", are you willing to spend money?

    Thank you! I am in Kentucky. Our market has picked up recently, and I have 16 listings. I dont want anymore listings, I REALLY want to start working with buyers. And yes, I am spending a great deal of money on local advertising, to advertising all the listings I have, but I thought I would throw in a catchy slogan/phrase to put in an upcoming ad in the Bloodhorse magazine to catch some potential buyers.     Are you looking for a tagline, a saying to go with your company name?

    What do you do that is dfferent than other real estate agents in the area? You need to differentiate yourself from other agents. If you have a process that is unique or do things in a different way let people know.

    People want to know they can trust their agent. What do you do to establish this trust? Do you provide any client testimonials. People like to know that others were happy with your service.

    One thing that is important to buyers to not just show them houses, but to find them the right home. Do you have a process that allows you to really get to know the buyer. It seems that knowin the buyer is important so that you can show them the correct houses. I think it would be great to develop some process that will allow you to get to know them. You can then tout this unique process.

    People need to get the feeling that you are working for them, not just trying to earn commission. Many times agents I have worked with just seem to want to sell me a house, not get the right house. Think about how you can convey this.

    As a side note have you talked with past clients and made and asked them to refer you. This business is very referral based. Make sure you stay in touch with past clients so that you are the first thing that comes to mind when they think real estate. They are much more inclined to refer you then. When you contact do not try to sell them, just check up on them. Do you send them birthday cards or a card on the first anniversary of their home purchase. Do not try to sell them anything, just touch base.

    That is GREAT! I do a lot of Farms here in Lexington....which means in that price range they sit for a while. This is why I wanted something catchy to advertise to get some buyers. Thanks so much!

    show the buyers you care - provide them information on the area - dry cleaners, pizza places, etc. Make open houses warm and inviting - offer coffe/tea and cookies. Be available when they call you or respond back quickly - you'd be amazed at how many realtors don't even bother to respond to clients! Become a 'home consultant' rather than a realtor - really pay attention to whats important to the buyer (pool, large kitchen, etc.) I also found a really great thing at a realtor convention - paper furniture which allows you to lay out the dimensions of a couch, bed, etc. I can't seem to find the website now. Home staging is another important aspect - make suggestions of how to use rooms based on your client's needs. Take an interior design class or work with a decorator for tips. Everything helps!!
