Westsidehomefinder.com-effective Call To Act?

My business partner and I have a real estate website to promote our buyer representation services in the Westside of Los Angeles. I am concerned that we are having such a high "bounce" from visitors who reach our home page. We are looking to get visitors to search for real estate and contact us. We have and are converting leads but not at a good percentage. Any critique is greatly appreciated.

    Some thoughts:
    1) Have you determined how people are finding you (popular search terms)? Do they match the services you offer?

    2) Upon first glance, it's not clear where you're located. It says something in your title, and below the scroll (below Homes and Condos for Sale), but nothing up front. Perhaps a map of the areas served, clearly labeled?

    3) The site looks like every other generic real estate website. Quick search, etc. But WHY should someone want to work with you? What unique services do you offer them? There are lots of websites for prospective buyers to use to find properties. Why use yours?

    Do you have any feedback on a add-on or service that will allow me to take my Google Maps API code that I obtained and customize to display all of the Westside Cities and once someone clicks on the actual city it would open a map of that city and show all of the properties for sale.?

    You're seeing such a high bounce rate for four reasons:

    1. because the top half of your home page (your store window, which appears to be Flash based),
    2. the page takes ages to load (even on my high speed connection),
    3. the home page shows no current houses for sale above the fold (meaning visitors have to scroll dig for information rather than you giving it to them),
    4. and because your major call to action offers no reason to act.

    You've GOT to make life as easy as possible for site visitors. This means giving visitors options to click above the fold and options to get them off your home page and into the body of your site as quickly as possible.

    If there's nothing for people to look at, no bait to get them delving deeper into your site, people will click away all the sooner, thereby increasing your bounce rate and cutting your page rank.
