    Dear Justin,

If you've already established relationships with your audience,
it's better (I think) to keep them engaged with the use of letters.

Postcards are great, but a letter is more personal, more ritualistic: the reading of the address (more so if it's been hand addressed), the opening of the envelope, recognition that the letter's from you, and acceptance of a continuation of an established relationship.

All subtle stuff I know, but all vitally important. And extremely important when it involves a major purchase such as a home.

    I hope this helps.

Is this a new mailing (to people that you haven't direct mailed to before) or to existing clients? If it's a new mailing, an envelope is more likely to be opened and not tossed immediately. If an old mailing, whatever you've done already (to reinforce your message/media).

I would run with an envelope to build on an existing relationship. I recently received a thank you note combined with a request for a testimonial. The sales manager making the request used a really great personalized stamp - it had humor and identified the personality of the publication. Here's a link to the company he used - https://photo.stamps.com/Store/

    Best!
