Real Estate Start Up Marketing Plan

I am a realtor going back into the business full-time and in the process of developing a marketing plan. I love considering everyone' s ideas and especially ones outside of the box...please let me know your input as good ways to market myself and generate leads in somewhat of a cost effective fashion...

Here are some ways I was thinking....
Find a reputable lead generating website online
Find Marriage, Divorce and Death contact info....DOES ANYONE KNOW IF THIS IS PUBLIC RECORD AND IF SO WHERE WOULD I FIND IT?!?!
Join a few clubs/organizations....ANY SPECIFIC SUGGESTIONS?!?!
Place signs in the ground
Maybe start a blog.....ANY SUGGESTIONS ON WEBSITES?
Advertise on Craigslist

    All great ideas--and so brave of you to opt in before the upswing! Also:
    Consider membership in Rotary or other civic clubs,
    chamber of commerce
    Get to know local town officials/tax, property records, town clerk, etc.
    Visit local trade shows or get a booth and start handing out business cards
    Visit local library small business collection for books on marketing residential real estate

    The key is to stay at it....all of it. You're gonna hear that you should stop. No, you should continue and add things.

    There's a lot in public records...including death and divorce. But not every county makes it easy to get. In my county you have to go ask for each one one at a time. Others are available online.

    Bottom line is to talk to as many people as you can. If you're not talking to someone, you're wasting your time....that can be email too.

    There is a lead generation company I know of, but won't post it here. You can email me if you want.

    Also, here is a good resource for finding meetings near you:

    I agree with Phil, pass on craigslist, there are better ways to invest in your success. I would register on many of the social media sites and start putting up content - write about what you know and what will be of interest to your audience.

    Great ideas! Yes, starting a blog could allow you to give a web address where people could find you. Wordpress seems to get good SEO and if you learn to write good copy for SEO - you might start to get good search results.

    In this market thinking outside the box is imperative. I would recommend that you look at social media.

    1. Twitter: tell people about open houses, homes available, info about credit and mortgages if you are sure you are providing correct info

    2. Create videos on youtube: vids of home walk thrus, video blogs - you talking about new availability or areas of expertise

    3. Track Media in your area: comment on local blogs and newspapers etc and trackback to your blog

    Start by asking everyone you meet who they would recommend as a Realtor (and why). You'll quickly develop a list of the people and motivators that people in your area care about. Then, work to become the expert at these things (and study to see what your competition is doing).

    Also, join service organizations whose mission you support. People will get to see you as more than just a Realtor, and build a deeper relationship with you.
