New Realtor Looking To Define Niche

I am a new realtor near a large university. I think there is an untapped market of parents looking to invest in property to house their students. I would like to show them how the purchase of a condo or small house is much more cost effective than paying for dorm fees or apartment rentals. How can I word this so that it catches interest quickly gets the idea across without sounding like I am giving a mini seminar? Any ideas for catch phrases or marketing techniques?

    Congratulations on your marketing approach. It's very specific and targeted, not like many new realtors who want to serve everyone everywhere.

    Depending on the media you plan to use to reach your target audience, you probably ought to get a professional copywriter to help you out. People who do this for a living understand which approaches work best in the different media.

    For example, you might need different words for a direct mail piece than for your website or an email message, and still other approaches for billboards, fliers, radio ads (on big recruiting or football weekends, etc.). And the copy for students will almost certainly be different than the copy for their parents.

    Best if you can nail down your media plan first, then get a copywriter to create effective advertising copy. If you do this yourself, you'll almost certainly sub-optimize and regret it later when you fail to achieve your objectives. Your job should be to prepare a very tight and specific Creative Brief, so the copywriter's goals are clear, unambiguous and very specific.

    It's a good/smart niche to target.

    The hurdle you're likely to face is that a purchase involves more upfront money, which may be extremely tight after paying for college. Remove this hurdle (through prepackaged financing/insurance), and you'll make your marketing job much simpler.

    As for wording, consider something along the lines of: "The $marter Student Housing Solution"
