Desiging A Catchy Banner That Is Professional!

I am in a market that has a lot of challanges. I want to design a Now Leasing banner that has a professiona but catchy phrase on it. I see a lot of Free Rent, Competative Rents, We Make Deals, Don't let this one get away" kind of banners all over town. I want someting that is really unique, but professional. I lease a small community retail center, and a professional office building and need tenants for both.

    All of those other banners are saying "pay less". While cost of rental may be important, what's the whole package of what you're offering? Is the parking better? Is the foot traffic 50% better? Is the average sale in your retail center 32% higher? Are there natural businesses that would produce synergy at your locations? What about the air quality? Find what makes your rentals better/different from the others, and focus your message on that. Anyone can make it cheaper - but not everyone has what you can offer.

    In general, the CRE industry has never been one of customer-friendly focus (rather, a sort of adversarial landlor/tenant or manager/tenant relationship tends to hold sway); however tenants (aka customers) certainly have to rely on customer-focus, attention and retention in order to survive and grow. Consider polling your existing tenants (aka market/customer research) to find out HOW your location benefits THEM, how it helps them do business and what other types of store(s) or businesses would complement them. Not only could that research and this type of partnership help you pinpoint potential tenant 'suspects' to convert to prospects then, hopefully tenants, your answer for what to say on yor banner wording is likely to have its base in that research. A potential win-win situation.
