Need Good Subject Lines For Email-blasts

I'm looking for creative subject lines for email blasts that are sent out to brokers.

We market commercial real estate for sale or lease

Subject lines used

10,000sf for Sale, Parsippany, NJ

Lease 25,000sf, Montville, NJ

Boring

More interesting ones I've done are

Mid Summer Special

Small Business Big Value

FREE iPad2 when you lease 25,000sf

Need catchy phrases.

    Can you review the results (especially open rates) from each of those campaigns/subject lines? Which ones worked best for you? Why not let your experience guide you to better subject lines in the future?

    If you don't know which ones worked and which didn't, how will you know which of our suggestions will work? What are the criteria for picking a good subject line?

    You don't, repeat DO NOT need "catchy" anything, you need relevance, you need startling, you need stopping power.

    This means focusing on what's important to groups of people within your list, not on what's important to you and not on a shotgun, one-size-fits all message.

    How many people are on your list? How many people on your list are looking for specific things and how are you catering to those specifics? If you have no information on who's asking or looking for what, you'll do well to ask people, this way, every one of your targeted marketing messages will show an increase in open and CTR.

    The other key here is the nature of the calls to action you're using. Getting an e-mail opened serves you not one jot if the recipient doesn't click on your links or make your phone ring

    Gary makes excellent points regarding measuring success.

    You might try a few different approaches and see which one(s) work best.

    Humor - "You call this a listing?"

    Urgent - "This one won't last long!"

    Personal - "Your next listing attached"

    You can get great open rates with crazy subject lines like "Crazed weasels ripped my flesh" and "Never eat anything bigger than your head", but opens do not always mean clicks or sales ...
