Gap Analysis & Brand Mapping For Pubs & Nightclubs

I've been asked to do a rush consumer research project for a group of nightclubs. Two major components I'd like some marketing help with:

1) How can I determine what improvements can be made/features added to determine how best to reach untapped markets - and be accurate about it?
2) I'm going to be ranking about 18 brands (bars) and want to measure them on a variety of different factors - does anyone have a favourite way to do this kind of measurement without tiring respondents (self-administered questionaire)? I want to create lots of 3-D brand maps.

Also... if anyone knows good resources on consumer tracking surveys... Thanks!
